For most people, buying a home is something that we do relatively infrequently. However, it remains one of the largest purchase decisions we will ever make. As such, you should always seek the assistance of a Professional Realtor to represent you. After all, every vendor has a Realtor representing them. Shouldn’t you have the same protection? Without a Realtor, you could pay too much or overlook something significant.
This is especially true for you, the Buyer, as there is no cost for this service. On any MLS listing, a predetermined portion of the commission is set aside to provide the Buyer the benefit of also being represented by a Realtor.
Whether you are buying or selling, you will benefit, both financially and emotionally, by choosing a “Personal Realtor” to guide you through the process. Assisting you every step of the way, I'll make the process of purchasing a home on the Sunshine Coast easier, more enjoyable, less time-consuming, and less expensive than if you undertook this challenge on your own.
Steps I Will Take to find the Property you are Seeking:
Step 1. Needs Analysis (the single most important step)
By "Listening" to how you answer a series of questions, we will determine, together, what YOU are looking for. To start this process, my preference, would be to meet with you personally, in order that I can gain a better understanding of your needs.

Or, if you are located on the Lower Mainland, I will bring my service to you. My service is completely mobile. We can discuss your requirements, review all available listings and determine what the Sunshine Coast has to offer you … all from the comfort of your own home.
If this is not appropriate, I urge you to try my "Match-Maker" Listing Portal. Unlike anything you have seen on the web before, this service offers capabilities, never before available. First off, because the system provides the ability to maintain your own personal searches, you will need to first Become a Member. (Membership is free, instant and without obligation)
From this point, you can create your own search criteria, defining the type of home you are seeking. If you have some options, in terms of what you are looking for, you can maintain several searches, all at the same time. Whenever you login to the system, these searches, and all qualifying listings, are available to you. You can mark your favorite listings, for later review with your spouse, family or significant other.
Going forward, as new listings are released, the Match Maker will automatically email you any new listings that meet your specified criteria AND your email will be sent 24 to 48 hours before it is seen on mls.ca or realtylink.org.
Once you are comfortable that there are enough properties of interest. we can review your favourites and discuss which properties should be included on our tour of homes and schedule a convenient time for you.
Attention to detail, from the start, will pay big dividends, in both time and money. As a result, the properties I show you will be in your price range & will be in line with the buying criteria that we have agreed upon.
Step 2. Arranging Mortgage Pre-Approval
When purchasing a home, the first step is to find out what price range you can afford. While you are welcome to use your preferred financial institution, I do recommend you speak with one of our mortgage specialists, who will be able to provide all you need in obtaining a mortgage. If we use a Mortgage Broker, they will take an application and will then forward it to a number of appropriate lenders, for them to bid on your business. Within a few days, the Broker will contact you with their recommendations. Mortgage Brokers will typically negotiate a better rate and save you time, shopping around for the best rate. Because they are paid a finders fee, by the lending institution, there is no cost to you. When this step is complete, we will have a pre-approved purchase price to begin our search.
Step 3. Viewing Homes
I will use every available method to locate properties that match your search criteria. This includes properties listed with our office, other Agencies, as well as unlisted properties. Here is the fun part. We will tour the selected homes, equipped with what I call my "Tour Pack", providing the detail of each listing, as well as a rating sheet, so you have a clear means of recording your thoughts, as we tour the properties. This alleviates the danger of buying a home, based solely on the emotional excitement over a home's decor and finishing and brings us back to that all important step of defining your needs, right from the start!
Our objective, behind each tour, is to shortlist 2 or 3 homes, or to refine our search criteria for our next tour. Throughout the buying process, I will maintain your confidentiality and represent your best interests, at all times. I will disclose all known facts about properties, that are likely to affect your decision.
Step 4. Making an Offer
When we locate a home on which you would like to make an offer, I will prepare the offer, on your behalf, protecting you with the appropriate legal clauses & will personally present your offer to the vendor, wherever possible. In my experience, how an offer is presented, can be the deciding factor, as to whether an offer is accepted or rejected. The offer prepared will be based on what comparable properties have recently sold for, comparable active listings and number of days the listing has been on market, such that our offer is properly received and negotiated.
Step 5. Completion

Once we have an accepted offer, my job is not over. Now, our attention must turn to removing
any subject conditions from our offer. Offers will often include certain subject conditions, specifically included, for your protection. These conditions provide you time to confirm mortgage approval, arrange for a building inspection or satisfy any other concerns you may have. These conditions must be removed before a specific date, or your offer expires. Once again, I will act as your guide, co-ordinating with all involved parties. This can include lenders, appraisers, home inspectors, contractors, lawyers and notaries. Together, we will work to remove and satisfy all conditions of your offer, thereby converting your conditional offer into a firm and binding Contract of Purchase & Sale.
Step 6. Follow Through
With all this accomplished, on moving day, I will hand you the keys to your New Home. Based on the Service I have provided, I will ask your permission to consider me … your "Personal Realtor". The person you call for advice and assistance. I will offer you my Newsletter Service, to keep you abreast of market trends and Real Estate issues that may serve you.
